RGD provided mechanical, electrical, plumbing fire protection and information communication technology engineering for Citadel Senior Care Centers’ newest skilled nursing facility in North Miami Beach, Fl. The four story building is 115, 000 SF. Major program elements include the sixty bed skilled nursing spaces, nurse station, commercial banquette style kitchen, a main dining, multipurpose room, beauty salon, hobby spaces and administrative support spaces. Also included in the scope of work is a four story memory care operation totaling 60,000 SF.

Main engineering challenges include the design of AHCA reviewable MEP systems for the skilled nursing facility including 100% dedicated outdoor air HVAC units designed for critical air change rates; design of ventilation systems, natural gas piping systems, grease waste and kitchen hood fire alarm/suppressions systems for commercial kitchens. RGD designed on-site emergency power systems totaling 450 KW, and programmable lighting control systems throughout the facility including building and site illumination systems. The HVAC systems’ installed refrigeration totals 340 tons and takes full advantage of hot gas reheat systems which utilizes waste heat from the cooling process to provide an energy source for heating requirements needed for humidity control. This design approach maximizes energy efficiency resulting in minimized utility costs. As part of the design team’s construction cost management effort, a 3,000 AMP docking station was designed for additional temporary emergency power systems for providing power to operate the entire facility during catastrophic or inclement weather conditions. Other technical aspects include design of voice/data, nurse call systems, CCTV throughout the facility and access control for both egress and ingress of the building.
